Project Management:

Nu-Trend Designer Homes Project Management and scope of involvement is as follows:

  Co-ordinating Building & Environmental Approvals.
  Preparing & Copying documentation for pricing.
  Recommendations and advice regarding Builders & Contractors.
  Tendering and or Negotiating Contracts.
  Analysing pricing submissions.
  Preparing and Co-ordinating signing of Contractual Documents.
  Overseeing preparation of Building Program and ensuring adherence to Program.
  Liaison with Designers / Architects.
  Setting up and chairing scheduled review meetings.
  Regular site meetings.
  On demand site meetings.
  Ensuring Health & Safety Act provisions are met.
  Contract Administration.
  Certifying Progress Claims.
  Documenting & pricing Variations.
  Signing off project at Practical Completion.
  Obtaining Building Approval Certificate.
  Overseeing completion of Maintenance Works.
  Obtaining Warranty & Guarantee certificates and ensuring adherence to.
  Co-ordinating Landscaping, Colour Selection and Interior fit out.

Your Nu-Trend Design Consultant will discuss with you your personal requirements and provide some initial input into designing your dream home. We have an extensive library of designs, which will assist you in the process.

When it is appropriate and you are happy to proceed to the concept plan stage you will be required to sign a Work Order Agreement and pay a deposit of $1500.00 (plus G.S.T) which is required at this time to cover the cost of proceeding to the next stage. We will then prepare the initial concept plan, which will include:
 

  Computer Designed Concept floor plan.
  Front Elevation of your home.
  An estimate of the expected completed house price.

Allow 14 to 18 working days from your initial discussion for the preparation of these concept drawings, we will advise you when they are available.

After you have received the initial concept plan and made the alterations to suit your requirements, our design consultant will establish an estimate of the expected completed house price. This price is subject to soil reports, engineer slab, footings, frame and council requirements being obtained for your property.

If you are happy to proceed further to the next stage of preparing drawings, you will then be required to sign a Work Order Agreement authorizing us to proceed. A further payment will be required at this time to cover the cost of proceeding to the next stage.

Completed by a draftsperson, these drawings include floor plans, site plan, kitchen plan and four elevations.

The working drawings are taken to a stage that will meet all relevant local authority Building consent requirements. The specifications and room schedules for your home will also be discussed and finalised at this time.

Allow approximately 6 to 8 weeks for the completion of Working Drawings.

Nu-Trend Designer Homes will arrange Engineering Drawings and Building Consents for you. These costs are additional to working drawings and will be charged at cost.

Prior to the work being undertaken for you, we require a simple form to be signed, which covers the various cost components of the service. This is done to ensure that you have a complete understanding of your obligations.

After the working drawings are completed Nu-Trend Designer Homes will co-ordinate with your nominated builder to fully cost the home and present you with a fixed contract price.

From this point and after consultation with you, we can proceed to put together for you a fixed price Building Contract and associated documentation with your nominated builder.

Our Exchange Policy:

Since design plans are printed in response to your order and include, your name and site address etc. we cannot honour requests for refunds or returns.

As we cannot provide on-site consultation, supervision and control over actual construction and because of the great variance in local building requirements, building practices, soil, weather and other conditions.

These design plans are protected under the terms of Australian Copyright Laws and may not be copied or reproduced in any way or by any means, without the express written permission of this Company and Associated Designers.

When you have purchased your chosen home design we will authorize the use of that plan as an aid in the construction of one single family home only. You may not use this design to build a second or multiple dwellings without purchasing another Design Plan or Design Plans and paying additional design fees.
